Selling Documents

We are in collaboration with seasoned Lawyers, and a very highly acclaimed Architectural company in Algarve, in order to provide our clients with all necessary documentation , and help and advice should they require.

Following documents are required in order to sell your property in Portugal.

  • Passport- Bilhete de identidade/passaporte Portuguese ID document Copies of passport or ID card
  •  
  • Fiscal Number -Número de contribuinte (NIF)
  • Tax/financial Registration of the property--  Caderneta predial

This document is issued by the "FINANÇAS" (Tax Department) and shows the financial registration of the property and the rates and taxes payable for this property to the local council.

  • land registry-- Property registration certificate

This document will show the registered owner of the property, also if there are any outstanding loans/mortgages on the property, other details i.e. constructed area, plot size .

  • Habitation/construction license -Licença de utilização ou construção   Issued by the "Câmara Municipal" (Town Hall) and shows that the property has been built according to the approved plans and for the purpose of habitation. No property can be sold without this license. Some properties are built before 1951 when no registration was done, these properties need a declaration from the city council that they are indeed built before 1951 and then they do not need a habitation license. 
  • Energy certificate

Sales Contract
A sales contract will be need to be signed , between the vendor(s) and Lighthouse Property International Ltd
